Portland Maine Housing Update for Dec. 11

During the month of November 2011, 45 homes and condos sold in the Portland Maine housing market. This was a 13% increase from last year at this time, although it was a decrease from the previous month. With a median price of 204K, Portland Maine homes for sale appreciated year over year by 21%. The average number of days on the market for homes and condos that sold in November in Portland was 66 – a 15% yearly drop.

During October a total of 34 homes were sold in Portland Maine. This is a 10% increase in the number of sales since last year at this time, and a 55% month over month increase in transaction volume. Inventory is down slightly with just 253 homes available. The average price of Portland homes has dropped slightly both year over year and month over month to 219K, and average number of days on the market has increased.

Portland ME Condos 3rd Quarter Housing Update

The Portland Maine the residential real estate market for condos saw 51 sales at a median price of 200K during the 3rd quarter of 2011. This represents a sales volume decrease of 7% compared with the 2010 3rd quarter. The average sales price was up 1% compared with the previous year. In general, through the greater Portland area volume has been up compared to last year at this time. With list to sales ratio coming in around 97% and stable pricing, a condo priced at fair market value will sell in Portland.

Portland ME 3rd Quarter Housing Update

The Portland ME residential real estate market saw an 18% increase in transaction volume for the 3^rd Quarter of 2011. A total of 166 homes were sold during this quarter, compared to the 141 in transactions in the 3^rd quarter of 2010. This is consistent with the greater Portland area as through southern Maine sales increased an average 20%. The average price for Portland Maine homes for sale remained at 215K – a 0% change year over year. Through southern and coastal Maine pricing was stable with a list to sales ratio in the area around 97%, if priced properly a home or condo in Portland will sell at fair market value.

September 2011 Housing Report for Portland Maine Condos

With a year over year price drop from 193K in August 2010 to 191K in August of this year, there has been a slight decrease in the average cost of condos for sale in Portland ME. Just 12 condos sold during the month of August, for a 29% decrease in the number of condos sold since the previous month, although condo inventory also decreased slightly. Portland condo sales numbers have also decreased year over year by 37%. In general, Portland area markets have seen stable volumes and lower pricing for the summer months, making Portland a great place to buy.

The real estate market for houses and condos in South Portland Maine saw a 21% decrease in sales year over year for the month of August. With a median price of 181K, home prices have decreased by 9% year over year, and 10% month over month. In general, in the greater Portland area volume has remained stable and lower prices have encouraged sales through the summer months.

Portland Maine Homes September 2011 Housing Report

In the real estate market for single family homes in Portland Maine, the month of August saw 43 homes sold at a median sales price of 215K after sitting on the market for 61 days. This represents a volume decrease of 2% compared with August 2010. The median sales price was down 2% compared with a year prior and 4% month over month. Stable volume and some lower pricing year over year reflect increasing value in the greater Portland area as buyers continued to purchase over the summer months.

Residential real estate in Portland ME has increased in sales volume comparing the month of July 2011 to July 2010. During July 62 houses and condos sold in Portland, this was a 27% increase month over month. The median price has risen by 5% year over year to 219K. This growth in sales may be a reflection of the end of last year’s first time buyer tax credit in June 2010.

The residential real estate market in Portland Maine for condos has seen a decrease in inventory sold comparing July of 2010 to this July. During July 2011 a total of 17 condos were sold; there was a 29% decrease in the number of condos sold year over year, although there was a month over month increase of 21%. Average price has risen 2% year over year to 204K in July 2011. Stable markets in southern Maine led by lower interest rates make the greater Portland area an excellent place to relocate.

One neighborhood in Portland to consider in your condo search is Portland’s West End area. A Condo in the West End offers a location convenient to downtown and Maine Medical Center in a neighborhood with a suburban feel starting around 150K for a one bedroom.

August 2011 Housing Update for Homes in Portland ME

The median price of Portland Maine homes rose from 208k in July 2010 to 224k for July 2011, and is up 2% from one month earlier. During the month of July 2011, 45 homes were sold in Portland in contrast to just 23 one year earlier. This 96% increase in sales may be a reflection of the end of last year’s first time buyer tax credit in June 2010. Stable month over month pricing and stable markets in Portland led by lower interest rates make Portland a great place to relocate!
