Housing Update for Coastal and Southern Maine 2nd Quarter 2011

The residential real estate market in Coastal and Southern Maine has seen a 5% increase in median price since the 2nd quarter of 2010. Total transaction volume decreased from 988 homes sold in the second quarter last year, to 649 houses and condos sold this quarter. Lower sales volumes year over year reflect the success of last year’s tax credit program for home buyers as transaction volumes are more similar to 2009 levels.

June 2011 Housing Update for Homes in Portland Maine

Median prices of Portland homes rose from 215k in April 2011 to 241k in May 2011, and are up 16% from a year ago. During the month of May 2011, 44 homes were sold in Portland Maine. In contrast, last year during May 2010, a total of 50 homes sold in Portland. As the 12% decrease in sales may be a reflection of the success of last year’s first time buyer tax credit, markets remain strong.

The summer is an excellent time to visit Portland and get to know what makes the Maine coast such a special place.

Westbrook Maine April 2011 Housing Update

In the real estate markets of Westbrook Maine in the month of March 14 residential homes and condos sold at a median sales price of 149K after sitting on the market for 91 days. This represents a volume decrease of 7% compared with March 2010. The median sales price was down 17% compared with a year prior and 5% month over month, but this is a small sample size and not an indication of real price depreciation. Overall the market remains stable a slight increase in the number of homes sold in March above February. As the weather warms and spring activity increases there are plenty of great activities at the Westbrook Community Center which offer the perfect opportunity to get to know your new neighbors.

Portland Market Update and Distressed Properties

How is the Portland real estate market faring? How many properties in Portland are considered distressed? What really is a short sale and how does it work? We hear all the time about how bad foreclosures are on a national scale, but the local markets here in Portland Maine are actually doing quite well overall. With data I was given from my friends at RealtyStore.com the other day I got to see a pretty clear picture of the current Maine foreclosure situation.

As of the end of February, the county of Cumberland had approximately 60 active foreclosure listings out of a total inventory of 2,000 plus properties, of which 11 of these 60 were shadowed, meaning they are not being actively listed with a real estate agent. However, foreclosed properties tell only part of the story as a large amount of listed homes and condos are in a short sale status…. I estimate at least 50 to 75 out of the total 325 current listings in Portland Maine.

A short sale is when the seller owes more on the mortgage than the current market value of the property and ultimately they do not have sufficient funds to cover the difference meaning that they must convince the bank to take a loss and forgive them this difference.. a process that can go smoothly, but often does not!

Cape Elizabeth 2010 Real Estate Overview

Cape Elizabeth real estate saw 134 home sales take place in 2010 an increase when compared to the numbers of 2008 and 2009. Breaking it down by quarter Cape Elizabeth sold 18, 43, 42 and 31 homes from Q1 – Q4 respectively . The average price point for these home sales was 359K. The highest average price point for Cape Elizabeth took place in the third quarter at 411K. When compared to other Southern Maine cities, Cape Elizabeth stands as one of the more expensive Greater Portland Maine Real Estate markets. The median days on the market was 59 for 2010.

Portland Real Estate Review for 2010

2010 proved to be a solid year in regards to Real Estate for Portland, Maine. The Portland Maine Housing statistics showed that 610 homes sold in 2010. This number represents a small increase when compared to the total housing unites sold in 2009. A sign that the market is beginning to improve! The median price stayed steady at 209K per house and the median days a house stayed on the market decreased down to 58 for 2010. Overall it appears that Portland, Maine real estate is on the rise. We look forward to seeing the numbers continue to improve in 2011.
