East End
The East End has undergone and continues to undergo extensive change. Referred to as “the Hill” this area is vibrant, culturally rich and growing in good ways thus quickly catching up to its counterpart on the West End. The Eastern Promenade offers breathtaking views of Casco Bay and the surrounding islands. A small beach, public tennis courts, playing fields and expansive fields to stroll around in all contribute to making for a strong local real estate market. A short walk to the downtown and the Old Port, Portland’s eastern waterfront has and currently is undergoing extensive renovation with a new cruise ship terminal recently built and the construction of luxury condos, retail and office space nearby. As of November 2008, 7 single family homes and 54 condos were listed at an average price of 394K and have been on the market for 133 days. A common trend prior
to the real estate slowdown was the condoization of Maine multi-unit properties into high end Portland luxury condos.

34 sold to date as of November 17th 2008 at an average price of 297K and 128 days on the market. 41 homes and condo’s sold in 2007 at an average price of 356K and 89 days on the market. Compared with the average Portland Maine real estate numbers the East end has higher prices, but also longer days attributed partially to the larger number of condo sales.
