Current East End Listings:
The East End real estate market has undergone and continues to undergo extensive change. Referred to as “the Hill” this area is vibrant, culturally rich and growing in good ways thus quickly catching up to its counterpart on the West End. The Eastern Promenade offers breathtaking views of Casco Bay and the surrounding islands. A small beach, public tennis courts, playing fields and expansive fields to stroll around in all contribute to making for a strong local real estate market. A short walk to the downtown and the Old Port, Portland’s eastern waterfront has and currently is undergoing extensive renovation with a new cruise ship terminal recently built and the construction of luxury condos, retail and office space nearby. As of February 2011 27 single family homes condos were listed at a median price of $309,000 although this number is artificially high due to about 2o or so new construction listings that have been in the MLS for 2 years and no ground has been broke. A common trend prior to the real estate slowdown was the condoization of many Maine multi-unit properties on the hill into high end Portland luxury condos, but unlike other markets demand has held up well.
Portland East End Historical Real Estate Market Report
In 2010 a total of 70 properties sold at a median price point of $242,000. In 2009 50 homes and condos sold at median price of $241,000. Compared with the average Portland Maine real estate numbers the East end has higher prices and stronger demand and continues to be the best performing market in the region.
